Deposit: We charge a non-refundable deposit of $140.00 at the time you make your reservation if you are staying two nights or more, and the full amount in advance for a one night stay.

Cancellation Policy: Many hotels and inns in the Poconos overbook their facility to compensate for cancellations. Since we do not overbook, we expect you to honor your reservation in full. Cancellations or modifications to your reservation must be received fourteen days prior to your scheduled arrival date. If you cancel after the cancellation date, you will be responsible for payment of the remaining balance of your reservation. Please do not depend on e-mail or voice-mail messages to cancel. We do not always receive your e-mails and voice-mails. We will send you a confirmation of cancellation. If you do not receive this confirmation, you will know that we did not receive your cancellation.

Late Arrivals: If you plan to arrive after 7 PM, please notify us of your expected arrival time. The last available check-in time is 9 PM unless advance arrangements are made.

No-show or leaving early: If you fail to cancel your reservation and do not arrive, or if you do arrive and then decide to leave without staying, you will be charged for your full package plus tax. Your deposit will be applied, and the balance will be charged to your credit card.

Smoking: smoking is permitted in a designated area on an outside covered porch.

Pets: Pets are like smoking. We can't accept pets without full disclosure because some people have pet allergies. Since we are too small to set aside a unit for pet owners, we don't permit pets. If you travel with a pet, your best bet is to go to a hotel or motel where they can accommodate you.

Gift Certificates: Gift certificates are a non refundable purchase.
